Phase 1 of Solid Rock Developments' work in the Trojan subdivision is now underway, as the sewer, water, storm sewer and grading work is finished, and only a few services have to be installed.
Lots were available to be purchased by individuals and builders after Thanksgiving. The purchasers will be responsible for building the homes.
Solid Rock co-owner Derek McWilliam said the initial phase will offer 37 single-family lots, which will range in price from $99,000 to $138,900. The most expensive lots will be on a cul de sac with greenspace in the background.
He hopes the smaller lots will be used for houses that will offer relief to the mid-market levels in Estevan.
Phase 2, which is expected to begin next year, will include 23 more single-family lots, and a multi-family parcel of land. Plans haven't been finalized for the mutli-family development.
“We have Phase 2 that we have to get ready next year, and then hopefully we can continue supplying lots to Estevan on other projects,” said McWilliam.
Solid Rock's venture into Estevan started many years ago when McWilliam's business partner, Ben Gustafson of Estevan, was looking to build a house in Estevan, but found out there weren't any lots available.
“He started talking to the City, and figured that he could probably help by building lots, and maybe get some land for himself,” said McWilliam. “When he looked at the size of the project, that's when I got involved, and thought we could give this a go.
“It fills a need. Hopefully it's successful and we can keep doing it.”
McWilliam said they have a long list of people who have called them about acquiring a lot in Phase 1. He hopes that the interest will translate to sales.
And he's optimistic that houses will be under construction before the end of this year.
