The new modular home subdivision in south Estevan, known as the Ridge, has proven to be a popular site since lots became available in the summer.
About 60 of the 85 lots that are available in Phase 1 have already been sold, according to Kurtis Dmuchowski from West D Construction – the firm that is handling the subdivision.
"I expected it would go well; it's going a little bit better than I expected," said Dmuchowski.
Most of the lots have been purchased by investors who will be renting out the units; many are employers who need to find living quarters for employees who are moving to the region.
But Dmuchowski said the remaining sites will be on the MLS service soon, which will allow for greater marketing to owners who will occupy the homes.
Work has started on the area that will accommodate Phase 1. They are stripping the land to remove the top soil and organics. Work should begin very soon on the access road to Highway 47, and they will also begin work on sewer and water services.
They'll also elevate the land so that it's on higher ground, which will offer greater flood protection.
"If the weather holds for us, we will have homes on-site in December," said Dmuchowski.
Dmuchowski said they're hoping for a dry and prolonged autumn, so that they don't experience any weather delays.
They would be able to move homes into Phase 1 in December, January and February.
"If it's -10 C or -15 C and sunny, the guys will be able to keep working," said Dmuchowski.
SRI Homes has received the first order to build the modular homes, and Dmuchowski said construction should begin soon.
"Everything is going according to plan, and we're happy with everything that is happening in Estevan," said Dmuchowski.
The demand for Phase 1 has accelerated plans for Phase 2, Dmuchowski said. Phase 2 will have approximately twice as many lots available, with more sites that are geared towards owner-occupier units, as opposed to rental properties.
Dmuchowski hopes that work on Phase 2 can begin in early spring, but if the demand grows, they might accelerate the start of work on Phase 2.
